<p>RCP were appointed by Goodman to oversee the development and to ensure that the project was delivered to time, cost and quality restraints and to ensure that the tenant&#8217;s requirements were incorporated.</p>
<p>Goodman handed over the completed development in stages, with the final stage completed on the 1st February 2008.</p>

			<content:encoded><![CDATA[<p>BNZ 80 Queen St is one of three major projects for the BNZ which are Quay Park &#038; 80 Queen St in Auckland and Harbour Quays in Wellington.  The objective was to create a synergy between three virtual campuses, eliminating the need for a single head office.  The design, management and services between these locations has been aligned so staff can freely move between buildings experiencing the same level of professionalism and comfort at each office.</p>
<p>The Bank of New Zealand will occupy  the lower eight floors at 80 Queen St, accommodating around 800 staff, and providing facilities for functions of up to 200 people at a time.  Below ground secure parking will be available for up to 20 visitors and 40 staff.  Bike racks, lockers and showers have also been incorporated into the design.  </p>
<p>The 11,379sqm fitout is being integrated with the construction of the base building, reducing installation cost of services and providing opportunity to incorporate structural features such as and open staircase between floors.   80 Queen St was formerly the Jean Batten Building and the original historical facade has been preserved and incorporated in to the design of the new building.  Both the base building and BNZ&#8217;s fit out has been designed to achieve a 5 star Greenstar rating.  </p>
<p>Fitout construction is anticipated to commence November 2008, each floor being handed over in stages as the base building is being finished.  </p>

<p>RCP have also been appointed to oversee the commercial fit-out of the Chevron tenancy.</p>
<p>The architectural and environmental features of the building including a large, double height atrium space, extensive curtain wall glazing and rainwater harvesting.</p>
<p>Goodman will handover the completed development to Chevron &amp; Yellow Pages on 15 December 2008.</p>

			<content:encoded><![CDATA[<p>Gateway Albany E2 comprises of 22,200m² of Bulk Retail on 2 levels with 2700m² of Commercial Office on the 3rd level. The centre encompasses Mitre 10 Mega taking over 12,000m² of the entire ground floor of the centre accessible from Oteha Valley Road. Levels 2 and 3 comprise of 11 Bulk retail and 3 commercial office tenants including Extreme Retravision, Freedom Furniture, Beds R Us, Avanti, Art of Artisan and Warehouse Stationery’s Head Office.</p>
<p>Gateway Albany E2 will be linked to the neighboring development Albany E1 via a bridge. Albany E1 is due to start construction early 2009.</p>
<p>Symphony Group commissioned RCP in January 2007 to work with the Symphony Group development team to provide development management services on the Albany E2 project. RCP’s commission on the project included the Tenancy Coordination services for the Retail Centre.</p>
<p>The development included the creation of 2 new link roads either side of the centre.</p>
<p>Symphony Group will handover the Mitre 10 tenancy for trading on the 28th November 2008 and the remaining bulk retail stores on the 12th January 2009.</p>

<p>Kiwi Income Property Trust, New Zealand’s largest listed property trust commissioned RCP under secondment in August 2002 to work with the Kiwi Development team to provide Development Management services on the development situated Northlands, Christchurch, New Zealand.</p>
<p>RCP’s commission on the project was extended in January 2003 to include Tenancy Co-ordination services for the specialty tenants.</p>
<p>The development included the amalgamation of two city blocks, creation of a new link road and the relocation and construction of a new school classroom block following a boundary adjustment with the adjacent High School.</p>

<p>RCP were appointed to the project as Project Managers and Contract Administrators for Kiwi Income Property Trust in mid 1997. The project, valued at $130m was completed 5 months early and on budget despite the relocation of the anchor tenant and the introduction of new major tenants within the original programme.</p>
<p>RCP were also engaged as Tenancy Coordinators for the majority of all tenancy fit out contracts within the building which totalled approximately $30m over 9 major tenancies.</p>
