<p>The Victoria Square development occupies a city block bound by Victoria Street West, Dock Street and Hardinge Street.</p>
<p>The site is located on one of the main arterial routes into the CBD and the prominent ridge position affords view to the Viaduct Harbour and beyond, once completed the development will be solely tenanted by Telecom, with retail facilities incorporated on the outer edges.</p>
<p>The spatial relationship of the 4 buildings creates a campus style working environment, with bridges linking the upper floor of all buildings. The offset building configuration creates a courtyard like central space that is enclosed by the glazed atrium.</p>
<p>Each building articulates a base (street level), which will be predominately retail use, a middle (typical floors) which will be for commercial use and a top (pavilion roof level) which will be dedicated commercial space with extensive views over the city. The number of levels per building varies as the buildings step around the perimeter of the site and expresses the sloping nature of the site.</p>
<p>Large floorplates will allow for flexible layouts that can easily be modified to accommodate changing requirements over time. A glazed curtain wall system comprising double glazed performance glass and double glazed units with translucent coloured and pattered finishes will be used alongside.</p>

			<content:encoded><![CDATA[<p>The Bank of New Zealand (BNZ) is currently embarking on a major building programme involving two new premises in Auckland and one in Wellington – all of which are being managed by RCP. In June 2008 BNZ moved into the first of these new buildings at Quay Park– a 7,500m2 five storey development close to Auckland’s Britomart area and waterfront. Before its development, the site was formerly a railway yard.</p>
<p>The base building was handed over in December for the commencement of the fit out works which involved the installation of a feature entry stair, structured cabling, security and audio visual works &#8211; all in coordination with the fit out construction. The building was progressively handed over to BNZ from mid May and now is home to around 300 staff. Three basement levels provide over 100 car parks.</p>
<p>The building was originally designed to achieve a 4 Star rating from the NZ Green Building Council. However after the launch of Green Star NZ, the developer took the opportunity to revise the design and add further enhancements to the base build to improve the building’s environmental performance with the aspiration to achieve 5 Star rating. This was awarded in April 2008 and the building was only the second in NZ to achieve 5 Star rating.</p>
<p>RCP is currently managing the fit out construction of a BNZ retail branch and café on the Ground Floor at Quay Park. These facilities are scheduled to be completed in late September 2008.</p>

			<content:encoded><![CDATA[<p>BNZ 80 Queen St is one of three major projects for the BNZ which are Quay Park &#038; 80 Queen St in Auckland and Harbour Quays in Wellington.  The objective was to create a synergy between three virtual campuses, eliminating the need for a single head office.  The design, management and services between these locations has been aligned so staff can freely move between buildings experiencing the same level of professionalism and comfort at each office.</p>
<p>The Bank of New Zealand will occupy  the lower eight floors at 80 Queen St, accommodating around 800 staff, and providing facilities for functions of up to 200 people at a time.  Below ground secure parking will be available for up to 20 visitors and 40 staff.  Bike racks, lockers and showers have also been incorporated into the design.  </p>
<p>The 11,379sqm fitout is being integrated with the construction of the base building, reducing installation cost of services and providing opportunity to incorporate structural features such as and open staircase between floors.   80 Queen St was formerly the Jean Batten Building and the original historical facade has been preserved and incorporated in to the design of the new building.  Both the base building and BNZ&#8217;s fit out has been designed to achieve a 5 star Greenstar rating.  </p>
<p>Fitout construction is anticipated to commence November 2008, each floor being handed over in stages as the base building is being finished.  </p>

			<content:encoded><![CDATA[<p>After circa 6 months of design and user group planning, the internal layout design of the refurbishment of the existing IBM Customer Service on Wyndham Street was approved. </p>
<p>Contract works involved the complete strip out of the existing ground floor areas for the main purpose to create a completely new environment and look, with new meeting rooms, conference areas, staff break out spaces and a large, open plan cafe.  The client was extremely happy with the end result, with all user groups reporting positive feedback from successful operations.</p>

			<content:encoded><![CDATA[<p><span class="drop-cap">M</span> icrosoft moved into their newly completed 3, 600sq/m Auckland head office in early August 06.</p>
<p>The Microsoft building was the third project in a business park by award winning developers Newcrest at Auckland&#8217;s Viaduct Harbor, the first two being KPMG and Vodafone.  RCP worked closely with the developers in the same &#8216;integrated fitout&#8217; which has been a successful combination in recent years. This enabled the work to be completed on site in three months.</p>
<p>This new tenancy, on the top two floors provides good quality views and light with large, efficient floor plates of 1800 Mï¿½. This enabled Working Floors to be configured to suit the size of teams and work styles. The floor is purposely non lineal in set-out, reducing the perception of a hierarchy of space quality. Offices, meeting rooms, quiet rooms and open lounge areas provide a variety of work points and notional divisions between teams. It was found that together with enclosed offices, a beam based workstation with a degree of user adjustment will support the work styles of the Auckland office.</p>
<p>The Client Floor similarly benefited from the quality and size of floor plate. Meeting rooms and breakout areas accommodate from four to seventy people in configurations ranging from lecture theatre to lounge seating. Careful consideration was given to Audio Visual technology, acoustics and the degree of formality or intimacy provided by each space.</p>

			<content:encoded><![CDATA[<p>RCP recently completed the refurbishment of Union House in Auckland CBD.  Union House is a heritage listed landmark builing in the Auckland CBD, constructed in the 1980&#8217;s with an innovative structural design which was in need of a complete overhaul.</p>
<p>The scope of works included Project Management of; external refurbishment and re-branding of the building, new and remodelled entrance lobby, new provision for future cafe/restaurant,  upgrade and modification to the main building services, base-build refurbishment to eight of the 550m2 floors, including refurbishment of the WC facilities, and the provision of a high quality show floor.</p>
<p>The building was partially occupied during the construction works, requiring a high degree of co-ordination to ensure disruption was kept to a minimum.</p>

			<content:encoded><![CDATA[<p><span class="drop-cap">R</span> <strong>CP</strong> provided Project Management Services to Maersk Line to enable their business relocation to Levels 2 and 3 of the historic Central Post Office Building in Queen Street, Auckland.</p>
<p>RCP project managed the commercial fit out of 3500m² including new boardrooms, high level meeting rooms, café and staff office areas to suit Maersk’s business requirements. </p>
<p>RCP successfully integrated the Maersk fit out delivery via the existing contractual arrangements in place on the overall Britomart redevelopment which also involved many interested parties namely Bluewater, Britomart, Auckland City Council (Heritage), Historic Places Trust and Landlord’s Project Manager to ensure constraints of the sensitive site were properly managed.</p>
