Following an intense selection programme, RCP has been appointed as part of the Boffa Miskell led consortium to work with the Christchurch Central Development Unit (CCDU) of the Canterbury Earthquake Recovery Authority (CERA) on the delivery of the Blueprint for Christchurch’s central city development.

RCP is a core member of the consortium which also includes representatives from Populous, Woods Bagot, Sheppard and Rout and Warren and Mahoney. Numerous other technical specialists will also be utilised as required.

RCP will play a key role in providing project, programme and design management services, which requires the management of a number of parallel work streams to deliver the services within 100 days.

The Blueprint will inform where anchor projects, such as the new convention centre and sports stadium, will be placed and how city blocks could be formed around them so as to encourage and support investment and provide certainty to the community and landowners.

RCP are immensely proud to be involved in this important planning work for the rebuild of Central Christchurch.

The Geyser development in Parnell, Auckland is New Zealand’s first NZ Green Star Six Star design rated building signifying global best practice in environmental design. The unique building incorporates one of the most technically advanced façade and automated car park systems seen in New Zealand.

The façade incorporates over 1,000 actuators controlling the dynamic performance of the glass thus controlling the internal thermal environment without the need for standalone air conditioning systems.

The building also incorporates such environmentally sensitive elements as green walls, water harvesting and solar hot water heating which helps to substantially reduce the buildings environmental footprint and significantly reduce the operating cost of the building.

RCP are managing the design, consenting, coordination and construction of several individual components of works constituting the Queens Wharf Rugby World Cup project on Queens Wharf, Auckland. The project commenced with the disassembly, removal and storage of the existing 94 year old Shed 11 structure. This made way for the commencement of structural and aesthetic repairs to the wharf surface which extends across the entire wharf surface, involving specialist hydroblasting concrete removal and localised repairs of the surface and historic elements. The new and most significant sub-project on the wharf is “The Cloud,” a temporary deployable fabric structure being built as a design-build by Fletcher Construction. The balance of the Queens Wharf Rugby World Cup project includes the refurbishment of existing Shed 10, the upgrade and installation of new wharf services infrastructure and installation of specialist lighting and numerous new wharf furniture elements for Rugby World Cup and the future of the wharf.

The project involves multiple stakeholders over and above the joint owners of the wharf (Waterfront Auckland and The New Zealand Government.) This includes but is by no means limited to Auckland Tourism, Events and Economic Development (ATEED) who with NZ2011 are hosting the events on the wharf throughout the Rugby World Cup event, Ports of Auckland who operate overseas passenger cruise operations on Queens Wharf, Auckland Transport who manage the adjacent Ferry Terminal and the New Zealand Historic Places Trust, all of whom which have significant influence on the design and construction on the wharf. RCP’s role also includes managing the interface with significant adjacent projects that require detailed coordination, including structural repairs to the wharf’s supporting structure which are ongoing until September 2011, and upgrade works to Quay St which severely restricts the site access and services design and procurement timeframes. In addition to this is a complex and extensive consenting process, managed by RCP, requiring multiple interrelated resource and building consents for both structure and event occupation for the Rugby World Cup.

The final event being held for the 45 days of the Rugby World Cup will include Auckland’s Fanzone, industry showcasing and other special events

RCP was appointed to manage the $16 million project from conceptual design through to completed construction of the Visitor Centre and Interactive Exhibition. The project was officially opened in April 2010 by the Prime Minister.
The Sanctuary, one of Wellington’s supremely unique features, offers 252 ha of native forest that actively restores the bio-diversity of New Zealand’s diverse environment, surrounded by a predator-proof fence to protect its rare and endangered species. As Project Managers, RCP oversaw the development of a Jasmax designed new Visitor and Education Centre, inclusive of an exhibition that expresses the Sanctuary’s story and goals.
The Sanctuary is a prime example of New Zealand’s dedication to sustainability, and being so this project was conscious of the development and use of environmentally friendly Green building options, hoping to set an example internationally.

RCP Auckland were appointed in June 2007 by IAG NZ as Tenant’s Representative for their new building within Auckland City’s Viaduct Harbour. The NZI Centre achieved Practical Completion on 29 May 2009.

The building was officially opened by New Zealand’s Prime Minister, Mr John Key on 27 August 2009 and at the same time it was formally announced that IAG had achieved New Zealand’s first interior design green rating for the building. A “5 Star Green Star – NZ Interiors 2009 Pilot” was awarded along with the highest score recognised to date by the NZ Green Building Council.

The building is an example of true integration in the relationship between the developer’s “base building” design and the tenant’s alterations to further suit it’s requirements. Some of the building features include a green roof garden and entertainment area with rainwater collected from the roof used to flush toilets within the building. The north façade has a triple glazed twin skin system which utilises an automated blind system which reacts to sunlight levels and in turn influences the control of the air conditioning system. All services on the top four floors are contained within a 450mm raised flooring system.

The level of detail and consideration that has gone into the design and management of this building is a true reflection of the quality finish now evident.

RCP are providing Project Management, Programme Management and Fitout Management Services to Mansons TCLM. Assisting with the integrated fitout of the 5 star rated building.

The Victoria Square development occupies a city block bound by Victoria Street West, Dock Street and Hardinge Street.

The site is located on one of the main arterial routes into the CBD and the prominent ridge position affords view to the Viaduct Harbour and beyond, once completed the development will be solely tenanted by Telecom, with retail facilities incorporated on the outer edges.

The spatial relationship of the 4 buildings creates a campus style working environment, with bridges linking the upper floor of all buildings. The offset building configuration creates a courtyard like central space that is enclosed by the glazed atrium.

Each building articulates a base (street level), which will be predominately retail use, a middle (typical floors) which will be for commercial use and a top (pavilion roof level) which will be dedicated commercial space with extensive views over the city. The number of levels per building varies as the buildings step around the perimeter of the site and expresses the sloping nature of the site.

Large floorplates will allow for flexible layouts that can easily be modified to accommodate changing requirements over time. A glazed curtain wall system comprising double glazed performance glass and double glazed units with translucent coloured and pattered finishes will be used alongside.

Auckland Radiation Oncology

New Zealand’s first private Radiation Oncology Centre. The new build consists of two Linear Accelerator bunkers with associated clinical spaces, a café, and a linked two level carpark.

RCP have been involved in site master planning and the Cancer Care Centre design from early 2005 providing Project Management, Contract Administration and Project Programming.

The development, due for completion September 2008, proved challenging, given a confined, fully operational hospital site with business as usual continuation imperative. Other site constraints included strict planning rules with height and view shaft limitations.

Geotechnical issues on the site generally proved to have solid rock where excavation was required and poor material where good founding pressures were needed.

The construction of the Bunkers required an 18 tonne plate of steel located precisely above the Linear Accelerator, encased within up to 2.5m thick concrete walls and ceilings. The facility was initially planned for one bunker, however an additional bunker has been completed and Linac installed within the contract period. Initial high levels of patient interest has proven this decision.

RCP have been the Project Managers on-site at Middlemore Hospital since late 2004. We have undertaken a number of projects with a combined value of $130M+, working closely with the DHB’s Board, Senior Management and Staff members to ensure best practice and benchmarking principles are incorporated in the briefing, design and construction of the projects ensuring least disruption and business as usual for the hospital.

Our role includes Project Management, Contract Administration, Project Programming and Site Masterplanning.

Our first project on the Middlemore site was the Adult Medical Centre Shell Extension and fit-out. A difficult vertical extension of the existing and occupied AMC Building including the fit-out of 60 new beds on Level 3 (two wards – Respiratory and Gastroenterology) and the creation of shell space for a further 120 beds on Levels 4 & 5 which were fitted out immediately (four wards including General Surgical and Orthopedic) completing the AMC building.

The Tunnels and Corridors Redevelopment project was the most difficult and disruptive project a public hospital would ever hope to endure. Middlemore Hospital has been developed in an ad-hoc manner over many years with buildings and services tunnels constructed on multiple levels, causing the different buildings to be connected by a series of confusing, inter-connecting ramps and lifts. In order to overcome the health & safety and wayfinding issues, the project team designed, staged and built new corridors and courtyards through the heart of the existing buildings, creating a much better pedestrian flow throughout the facility.

The Edmond Hillary Block is a significant new build project to complement the existing services at Middlemore and will help the site cater for the expected future growth in acute services for many years to come. Initially opening with 60 ward beds and a new Cardiac Investigation Unit, it is anticipated that the building will be fully occupied within 2-3 years of the initial opening in July 2009.

The Northland Events Centre is a concept driven by the rapidly growing Northland Region and represents the need for a Multi-Events community hub and Stadium & Conference facility.

Through consultation with our client, the Northland Regional and Whangarei District Councils, RCP developed a written Design Brief for the Project, which formed the basis for the Design and Construct based proposals from some of New Zealand’s pre-eminent construction companies. The result has been holistic proposals for the Design and Build of a brand new International Standard combined Stadium & Conference Facility that will be “the Jewel” in the sporting crown of the Northland region.

The process has resulted in a very high calibre selection of designs being submitted in the Request for Proposal (RFP) phase of the project’s management, as we now move into the final phase with the preferred contractor.

RCP have supported the council throughout the process with ongoing reviews of the five RFP submissions, compliance appraisals, clarifications, reports and supplementary specialised consulting services to enable the Councils to narrow their selection and finally arrive at a preferred contractor to execute the works.

The project is programmed to start on site 15th January 2009 and is scheduled for completion May 2010 resulting in the construction of a substantial community asset for Whangarei City and the Northern Region in general.

RCP has been involved in this project from late 2005, providing extensive development management and client representation services to date.

Paraparaumu Airport was established in 1939 and is located on the Kapiti Coast, a growing area 50km north of Wellington. The Airport has a rich history, where from the late 1950’s through to the 1970’s it was New Zealand’s busiest aerodrome facility. The vision for Paraparaumu Airport is to establish the Airport as a destination of choice, providing regional commuters with an alternative to Wellington Airport. Supplementary to this, a commercial, retail and industrial park with high standards unequalled in Wellington is to be developed on site. Changes to the District Plan are required to allow this development to occur, and RCP has been at the forefront of considerable community consultation that has been undertaken in the past 2 years.

A 30 year masterplan has been developed, with an estimated $400m to be invested on the 125 hectare site. Stage 1 works are to include upgrading all aviation facilities, including the main runway, and establish an inspiring terminal building, which is currently being designed by Warren & Mahoney. Also part of stage 1 works will be large format retail and commercial/retail structures with a total estimated construction value of $20m. A large amount of site works will also be undertaken, including extensive landscaping. Works are scheduled to begin on site in Mid 2009.

The Bank of New Zealand (BNZ) is currently embarking on a major building programme involving two new premises in Auckland and one in Wellington – all of which are being managed by RCP. In June 2008 BNZ moved into the first of these new buildings at Quay Park– a 7,500m2 five storey development close to Auckland’s Britomart area and waterfront. Before its development, the site was formerly a railway yard.

The base building was handed over in December for the commencement of the fit out works which involved the installation of a feature entry stair, structured cabling, security and audio visual works – all in coordination with the fit out construction. The building was progressively handed over to BNZ from mid May and now is home to around 300 staff. Three basement levels provide over 100 car parks.

The building was originally designed to achieve a 4 Star rating from the NZ Green Building Council. However after the launch of Green Star NZ, the developer took the opportunity to revise the design and add further enhancements to the base build to improve the building’s environmental performance with the aspiration to achieve 5 Star rating. This was awarded in April 2008 and the building was only the second in NZ to achieve 5 Star rating.

RCP is currently managing the fit out construction of a BNZ retail branch and café on the Ground Floor at Quay Park. These facilities are scheduled to be completed in late September 2008.

BNZ 80 Queen St is one of three major projects for the BNZ which are Quay Park & 80 Queen St in Auckland and Harbour Quays in Wellington. The objective was to create a synergy between three virtual campuses, eliminating the need for a single head office. The design, management and services between these locations has been aligned so staff can freely move between buildings experiencing the same level of professionalism and comfort at each office.

The Bank of New Zealand will occupy the lower eight floors at 80 Queen St, accommodating around 800 staff, and providing facilities for functions of up to 200 people at a time. Below ground secure parking will be available for up to 20 visitors and 40 staff. Bike racks, lockers and showers have also been incorporated into the design.

The 11,379sqm fitout is being integrated with the construction of the base building, reducing installation cost of services and providing opportunity to incorporate structural features such as and open staircase between floors. 80 Queen St was formerly the Jean Batten Building and the original historical facade has been preserved and incorporated in to the design of the new building. Both the base building and BNZ’s fit out has been designed to achieve a 5 star Greenstar rating.

Redevelopment of the former NZ Post processing building in central Christchurch into Christchurch City Council’s new 23,000m2 offices and civic chambers. The building has achieved New Zealand’s highest 6 Star Green Building design rating with tri-generation mechanical plant and a double-skin ventilated façade, which is targeted to translate to a 6 Star As-Built rating as well. It utilises the existing building structure with the sculptural addition of the new civic chambers and will accommodate 1,200 staff upon opening. The building is being delivered as an integrated fitout, capturing the Council’s hard fitout requirements within the design process.
In addition, RCP is delivering the Council’s soft fitout package, including FF&E and detailed migration planning. The fitout is also targeting a 6 Star Green Building design rating.

RCP Auckland are pleased to announce that Practical Completion was achieved on the NZ$40 million Sky City Casino Main Gaming Floor Refurbishment at the end of February 2008. The 16 month project, which was managed by Nick Beale, Bruce McDonald and Mark Pearson, involved 13 short stages, covering the entire gaming floor and an additional new structure and area of gaming expansion over the bus bay.

The project was set against a very tight programme, and required RCP to minimise disruption to Sky City Casino (which runs 24 hours a day, 7 days a week). As the Casino is the heart of the Sky City operations, disruption during the works presented serious and significant financial risks to Sky City. Along with the technical complexities of the Casino services, strict regulatory requirements and security protocols meant that this project presented a huge challenge to the delivery team.

After circa 6 months of design and user group planning, the internal layout design of the refurbishment of the existing IBM Customer Service on Wyndham Street was approved.

Contract works involved the complete strip out of the existing ground floor areas for the main purpose to create a completely new environment and look, with new meeting rooms, conference areas, staff break out spaces and a large, open plan cafe. The client was extremely happy with the end result, with all user groups reporting positive feedback from successful operations.

This project was a staged delivery adding structures to the client’s site where Bendon’s head office currently is positioned. Stage 1 comprises of a distribution centre of 5,600sqm, plus the introduction of a mezzanine which added a further 1,700sqm to the warehouse and also 1,200sqm of canopy space. As part of Bendon’s fitout, Mechanical Handling Equipment was fitted under the mezzanine which picks, sorts and packages product from racking within the warehouse. Stage two consisted of a two level warehouse office (approx 450sqm). Stage 3 was the extension of Bendon’s existing Head office to connect to the newly constructed warehouse.

RCP were appointed by Pacific Retail Properties to oversee the base building development and to ensure that the project was delivered to time, cost and quality restraints and to ensure that their tenant’s requirements were captured. Significant interfacing was required to coordinate the tenant’s fitout requirements with the base building.

The warehouse & mezzanine were completed in March 2006, stage two was completed mid May 2006 and stage 3 in October 2006.

M icrosoft moved into their newly completed 3, 600sq/m Auckland head office in early August 06.

The Microsoft building was the third project in a business park by award winning developers Newcrest at Auckland’s Viaduct Harbor, the first two being KPMG and Vodafone. RCP worked closely with the developers in the same ‘integrated fitout’ which has been a successful combination in recent years. This enabled the work to be completed on site in three months.

This new tenancy, on the top two floors provides good quality views and light with large, efficient floor plates of 1800 M. This enabled Working Floors to be configured to suit the size of teams and work styles. The floor is purposely non lineal in set-out, reducing the perception of a hierarchy of space quality. Offices, meeting rooms, quiet rooms and open lounge areas provide a variety of work points and notional divisions between teams. It was found that together with enclosed offices, a beam based workstation with a degree of user adjustment will support the work styles of the Auckland office.

The Client Floor similarly benefited from the quality and size of floor plate. Meeting rooms and breakout areas accommodate from four to seventy people in configurations ranging from lecture theatre to lounge seating. Careful consideration was given to Audio Visual technology, acoustics and the degree of formality or intimacy provided by each space.

C ontinental Car Services is located in the heart of the motoring mile in Newmarket. Occupying a prominent site, the showroom is the largest Audi facility in Australasia

While the detailed design was locally developed, the hanger design had to meet exacting German brand design standards as well as complying with Audi’s corporate design guidelines. Much of the construction materials are those used in the Audi’s showrooms worldwide and the hanger design is being adopted for all new developments for Audi internationally.

Construction started in February 2001 following relocation from and demolition of the existing showroom for Audi and Porsche. Completion of the showroom was October 2001.
