Imperial & Everybody’s Building Refurbishment, Auckland

RCP’s Auckland office provided Project Management services to AMP Capital Investors for the refurbishment of the dilapidated 3,500sqm Imperial and Everybody’s Building. Located at 44 Queen Street in the heart of Auckland’s CBD, the buildings date back to the early 1900’s, and were home to the Roxy and Everybody’s Theatres, and had been largely unoccupied for the last 40 years.

The Queen Street retail level has been transformed from low-end retail to now cater for high-end retailers Gucci and Louis Vuitton, whilst the upper levels have been completely gutted and refurbished ready to receive new office tenants. Original elements have been retained as much as possible which include the original Roxy Theatre ceiling and polished timber floors.

Practical completion was achieved on 31st May 2008, with on-going minor works to various spaces, including investigating the possibility of transforming the disused basement areas into bars, accessed off the evolving Fort Lane.

RCP worked with Savory Construction to complete the project, achieving all milestones and meeting AMP’s budget, despite many challenges during the 10 month construction programme.
