Ethel Street

Once a relatively invisible suburb of Auckland, the rezoning of Morningside through Auckland Council’s Unitary Plan and the proposed City Rail Link works attracted Ethel Street Investments Ltd to the precinct.

The developer, in partnership with Fearon Hay Architects, set about the conversion of three double height warehouses to ‘A’ grade character office space in October 2018. The project involved an initial demolition to frontage along with full interior warehouse strip out in order to repurpose the double height ‘sheds’. Reutilising the existing structure and roofing, the feature of the redevelopment is the creation of an extensive glazed façade which partially retains elements of existing industrial blockwork. The base build fitout included an amenity block, kitchenette and new steel portal mezzanine within each of the newly created tenancies, the result being 1800m2 of ‘turn key’ office space.

RCP provided comprehensive project management services on this $4million redevelopment, both optimising uplift in NLA and assisting with the delivery of a quality office alternative to Britomart, Parnell or Ponsonby. Practical completion was achieved April 2019 with two of the three newly created tenancies already under lease.
